The information gap
There is a long, expensive gap between identifying a property that looks promising and knowing whether a project can actually happen there. Filling that gap normally means engaging engineers, surveyors, and architects — work that is necessary later, but hard to justify before you even know whether the site works.
SiteWise Development Solutions was created to occupy that space. We do the research, gather what public records, GIS systems, utility providers, and local development codes say about a property, and organize it into something a buyer, investor, or business owner can actually make a decision with.
The work is practical: parcel research, zoning and development standards, utility and access questions, desktop environmental and floodplain screening, conceptual CAD site exhibits, and a clear list of the professional studies a viable project will need next.
How we work
Fixed fees, defined deliverables, and stated turnaround times. We are responsive, we tell you what we found and what we could not determine, and we are direct when a property looks like it will fight your project.
Where professional engineering, surveying, architectural, environmental, geotechnical, or legal services are required, SiteWise coordinates with or recommends appropriately licensed professionals. We do not provide those services ourselves, and we do not present conceptual exhibits as engineered or construction-ready documents.

SiteWise Development Solutions was founded around a simple idea: property owners and developers should have better information before committing substantial money to land, design, engineering, and construction.
Our founders combine hands-on CAD and civil-site experience with more than three decades of business, operations, development, and executive leadership.
Together, they created SiteWise to bridge the gap between finding a promising property and determining whether it makes sense to move forward with development.
Donnie Lee Jr.
Co-Founder | Site Feasibility & CAD
Donnie Lee Jr. brings hands-on experience working with civil engineering projects, including approximately three years of CAD technician experience using AutoCAD and Civil 3D.
His experience includes supporting civil-site work through CAD preparation, technical documentation, site-related research, and the development of preliminary project information used during the planning and development process.
At SiteWise, Donnie focuses on the technical side of preliminary property evaluation. His work includes property and parcel research, development-standard research, conceptual CAD site exhibits, site-constraint identification, and assembling information clients can use to make better-informed development decisions.
His practical CAD background gives SiteWise an important advantage: the ability to move beyond simply collecting property information and help clients visualize how a proposed project could potentially fit on a site.
Donnie’s approach is centered on answering the questions developers need answered early:
- What can potentially fit here?
- What issues should we investigate?
- And what needs to happen next?
When a project requires professional engineering, surveying, architecture, environmental, geotechnical, or other licensed professional services, SiteWise coordinates with or recommends appropriately licensed professionals.
Dr. Nelva Lee, PhD, LNHA
Co-Founder | Business Development & Operations
Dr. Nelva Lee brings more than 30 years of healthcare administration, executive leadership, operations, regulatory compliance, business development, and entrepreneurship experience to SiteWise Development Solutions.
A Georgia Licensed Nursing Home Administrator, Dr. Lee has led healthcare organizations ranging from approximately 75 beds to more than 240 beds, with responsibility for operations, regulatory compliance, staffing, budgeting, financial performance, quality improvement, and organizational growth.
Her entrepreneurial background also includes founding and leading a professional education and language-services organization, where she developed educational programs, achieved industry accreditation, secured a federal GSA Schedule contract, and helped advance professional standards within the medical interpreting industry.
At SiteWise, Dr. Lee focuses on business development, client relationships, operational systems, strategic growth, and the developer’s perspective of property evaluation.
Her experience evaluating healthcare and senior-living opportunities also gives SiteWise specialized insight into the early-stage questions surrounding assisted living, personal care, senior housing, and other healthcare-related development opportunities.
Dr. Lee’s role is to make sure SiteWise does more than produce information. The goal is to give clients an organized, understandable path from:
“I’m considering this property”
to
“I understand the risks, the opportunities, and what I need to do next.”
